Depending on the Property and Regional, they are able to add in extra incentives for leases. Plus partnerships with Internet companies, and corporate leasing companies can help you earn more. Free medical insurance for single person.


Cons

Team Member Housing is the worst! Make sure you ask if the property has in budget for you to live onsite in order to take advantage of the 40% discount before accepting the job. Plus keep in mind, your Regional and Director won't allow you to transfer properties with your discount although it isn't an actual rule behind it. All based on their preference.

Greystar exploits its community managers by making them do the work that several people in multiple departments normally do at other management companies. Hopefully, they don't represent the future of the industry here. You're the leasing department, the accounts payable department, the accounts receivable department, the operations/maintenance department, compliance department, resident events team, half of the accounting department, HR/payroll department...you get the drift. Their IT is in India. The property accountants are based in the Sunbelt and have too many clients on their plate, so be prepared to do a lot of work a CPA would normally do. Community Managers are forced to pick up even more slack when ownership refuses to adequately and safely staff their properties. I was doing variance reports and lease renewals one moment, then trudging through ankle deep water to fix a leaking toilet the next cause ownership didn't hire a superintendent for MONTHS. Greystar will always bend over backwards for the owner, no matter how unreasonable or demanding they are. They'll just exploit, manipulate and exhaust you even more to satisfy them. Their "onboarding" is a joke. It's just a never-ending series of mind-numbingly long videos you'll be too busy and over-worked to truly absorb. The NYC office has some rather unscrupulous and craven regional managers and directors with less integrity than a used car salesman. They don't support you or have your back and hardly take any time to teach you how things work at Greystar. They'll allow owners to insult, harass and abuse you while gaslighting you to do more work than any single person could possibly do to satisfy them. The pay is not worth it at all considering it's not really better than what the average property manager (who doesn't have to do nearly as much all by themselves and take so much abuse) gets paid in NYC right now. The health/retirement benefits and PTO are really bad! Be prepared to pay thousands out of pocket for medical costs. Absolutely the WORST management company I've worked for in my career. I would never have joined if I knew I'd be taken advantage of so much and treated so terribly. Stay away!

I worked many different positions with Greystar over the years and while work can be difficult, it will change based on your team, Manager, Regional and Director. The PTO & benefits are pretty nice and the PTO is tiered based on your tenure.


Cons

The issue with PTO is that depending on your position (at least working for corporate) you don't really get to enjoy your time off as you have your own portfolio, projects and clients to take care of. Almost everyone on my team worked during their paid time off for the fear of not being able to catch up when returning. Get ready to work 50 to 60 hours a week and have no work/life balance

Managers will have way too much power over you and can truly make or break your time, unfortunately. Good benefits, pay could be wayyyy better. $20 an hour for a leasing position is diabolical. But yes, CM/PM have free rein to do whatever. Show up whenever, leave whenever, do whatever. Work/life balance is also not a thing, you will work every single weekend.

Cons

Because the company is so large, things can move slowly at times when it comes to approvals or process changes. However, Greystar is aware of this and works hard to continuously develop new systems that improve efficiency.

Very political, manager can make or break you, rigid corporate structure. On-site discount is taxed and ends up not being worth it. Commissions should be higher for a class A property
